On one of the shores of the lake adjacent to the Circeo National Park, a Kuwaiti Arab group commissioned Base Engineering to develop a master plan for an area of approximately one million square meters. The result was the design of a development that is ecologically compatible with the natural environment of the Pontine coast, surrounded by water and abundant greenery.

The centerpiece of the project is the construction of the Thermal Baths, which will attract tourists and give the entire province a completely new identity. This is made possible by the presence of salsobromo-iodic waters, among the richest in natural mineral salts, beneficial for treating skin conditions such as eczema and psoriasis, as well as rheumatologic ailments.

Considerable attention has been given to designing solutions for nature-based recreation, including the construction of a golf course and numerous outdoor activity areas with direct beach access. The real estate component is equally significant, featuring two luxury hotels to accommodate tourist flows and approximately 700,000 square meters of residential development.
